Job Overview
We are seeking a highly organized and strategic Commercial Property Manager to oversee a diverse portfolio of commercial assets in the Lobamba area. This role is critical to ensuring the operational efficiency, financial performance, and tenant satisfaction of our managed properties. The successful candidate will act as the primary point of contact for tenants, vendors, and stakeholders, ensuring that all lease agreements are honored and property standards are maintained at the highest level. Key Responsibilities
- Manage day-to-day operations of commercial properties, ensuring all facilities are maintained to premium standards.
- Oversee tenant relations, including lease negotiations, renewals, and conflict resolution.
- Develop and manage annual operating budgets and capital expenditure plans for each property.
- Coordinate with external contractors and service providers for repairs, maintenance, and security.
- Ensure compliance with all local building codes, health and safety regulations, and environmental laws.
- Prepare detailed monthly financial reports, including rent collection tracking and expense analysis.
- Conduct regular site inspections to identify and mitigate potential risks or maintenance needs.
Required Skills
- Advanced proficiency in property management software and Microsoft Office Suite.
- Strong financial literacy and experience in budget management and accounting principles.
- Exceptional negotiation and communication skills for tenant and vendor management.
- In-depth knowledge of commercial real estate laws and leasing structures.
- Strong problem-solving abilities and the capacity to manage multiple priorities simultaneously.
Education
A Bachelor’s degree in Real Estate, Property Management, Business Administration, or a related field is mandatory. Professional certifications such as CPM (Certified Property Manager) are highly desirable.
Experience
Candidates must possess a minimum of 5 years of experience in commercial property management, specifically dealing with office spaces, retail centers, or industrial parks. Proven track record in managing large-scale budgets and complex tenant relationships is essential.
Salary
The monthly salary for this position ranges from 45,000 SSP to 65,000 SSP, depending on experience and qualifications.
